expanded memory for dos in win2k

unable to turn on expanded memory for a dos app.
the application is lotus 123 spreadsheet ver 2.2

looked at the NTVDM options.
adjusted memory settings created pif and adjusted settings, etc, etc , etc

application says no expanded mem available
the application is lotus 123 spreadsheet ver 2.2
i have no problems with any other dos apps
