Size allocation while loading NT4

I have a 40 GB HDD. I need to split this into 10 GB and 30 GB partion. When I specify 10 GB during installation the NT OS displays that this partion is too big and the max permissible is just 2087 MB.
How do I go about alloting 10 GB FAT and the remaining NTFS?
