I need a good network/auditing monitorin

Here’s the problem: I have users that delete stuff when they shouldn’t off of our servers.
I have 7+ servers in place. I don’t want to use NT auditing because it will probably take up too much resources (unless someone can tell me otherwise).

Iwould want to monitor specific users and specific folders. It would be nice if I could run it:
1.) in the background using little resources
and / or
2.)if I could monitor from a separate station across the network and doesn’t need to be runninglocally on the server.

I’d like to know if a user(S) has viewed, modified or deleted a file/folder. I need it to be a solid product though.

Any ideas?
