What to look for in Web Hosting Contract

We are currently reviewing our web hosting contract. Basically it looks like they are not responsible for anything and if their servers go down for any reason, it’s our fault. We are also reviewing changing our hosting company.

The real question is, what should be contained in a web hosting contract? I’ve downloaded a few agreements for comparison but they’re all very different.
