Setting up and chosing my mmo game server

What are some of the different MMO game engines I can run myself, free or otherwise.
I know UO has a pretty descent one but hoping to find others.
Are there game engines that I can download or buy for a one time fee but updates?

I’d appreciate any and all advice on this topic.
