Cable CAT5 measurement

Hi all,
I got 3 companies measuring the cabling (about 100 nodes). Each of them tells me a different story – you have to refurbish the whole building, the other says to put fiber everywhere, and the other one wants to repair each node.
Does anyone know, if there is a software (trial or free) that may measure the cabling data throughput, i.e. if these are ready for 1Gbps?
